Overview

The Assistant Property Manager (APM) will provide resident services support, including processing move-in and annual recertifications following HUD and Fair Housing guidelines. The APM will also perform other duties such as rent collection, resident file management, and leasing of units under the direction of the Property Manager.

Responsibilities

  • Process initial and annual re-certifications following HUD program regulations, property Tenant
  • Selection Plan guidelines, Fair Housing laws, and other applicable regulations
  • Assist in collecting rents, follow up on delinquent accounts, and pursue collections by established procedures
  • Assist with resident notification of rent increases and lease addendum changes and advise residents of any changes in the lease agreement terms
  • Lead property tours, showing vacant units and marketing property amenities
  • Assist with reviewing and screening all applications, managing waiting lists for each unit type, and calculating assets and expenses in accordance with HOTMA – HUD
  • Assist with the operations, maintenance, and record-keeping to ensure program compliance for the HUD requirements through regular file audits, property inspection, and timely reporting
  • Inspect apartments for move-in/out condition and turnover status
  • Assist with building emergencies and coordination with emergency assistance
  • Assist in conflict resolution and resident concerns by communicating professionally and courteously
  • Supports the Property Manager in the supervision of all residential matters

Qualifications

EDUCATION/EXPERIENCE

  • High school education or equivalent 
  • Two years of multi-family residential management experience – minimum two years of LIHTC affordable housing experience

KNOWLEDGE, SKILLS & ABILITIES

  • Strong knowledge and experience of project-based section 8 and other affordable housing programs 
  • Must have excellent computer skills, including Microsoft Office (Word, Excel, Outlook)
  • Ability to work independently, organize tasks, manage time, and prioritize projects
  • Experience with RealPage OneSite or similar property management software
  • Excellent communication skills (verbal and written)
  • Knowledge of city, state, and federal programs and regulations

Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.    

 

For Watertown, MA this ranges from $60,000.00 - $65,000.00 plus benefits and retirement program.
