Overview

The Design Manager will manage project design, constructability and construction.

Responsibilities

Design Phase Knowledge

  • Familiarity with Target Value Design (TVD) process and able to work with design and precon/construction teams to determine appropriate cost target values for building systems and to work with project team to achieve TVD goals.
  • Understands design-build specific tracking system logs indicating the continuous evolution of design and cost.
  • Understanding of GMP and lump sum deliveries and design liability
  • Understand design software platforms and how to best utilize them to manage the project.
  • Reads and understands established Basis of Design / Owner Design Criteria and ensures any deviation is well documented and approved.
  • Managing design to maintain the project within the proposed budget parameters and basis of design, while ensuring constructability of the proposed design.
  • Knowledge of contractual issues related to multiple methods of delivery and ability to assist in clarifying and negotiating contract terms and scopes of work.
  • Experience with and ability to work with Authorities Having Jurisdiction to determine process for permit reviews and approvals based on multiple design package submittal process.
  • Ability to lead or facilitate design scheduling to develop realistic design deliverables that coordinate with procurement and construction activities and to follow up on schedule compliance.
  • Ability to review in-process design packages and identify coordination issues, progress against the design schedule, potential constructability concerns and logistics issues inherent in the design, and work with the design/construction team to resolve outstanding issues in a timely manner.

 

 

Design Phase Process

  • Serve as main point of contact for the design effort for several key clients. These tasks may include:
  • Chair and lead all design related meetings
  • Participate in the weekly OAC to report out on design progress
  • Maintain design related logs, etc.
  • Manage and coordinate tasks between work clusters
  • Ensure that design information is available to those who need it; when they need it
  • Manages Design Build Project processes to make it project specific. Including custom DB BIM Execution plans for design teams and sub-contractors. Update Gilbane forms for the project.
  • Obtains team sign-off at all stages of design to allow progression of design while managing expectations of the client.
  • Reviews and manages quality Design deliverables of internal and external team members, including Owner.
  • Work with design teams, including design-build and/or design-assist subcontractors to develop, manage design schedules and ensure deliverables.
  • Resolve design schedule issues related to design issues; work to develop cost implications of design issues; coordinate design adjustments with procurement process to ensure overall project compliance
  • Support and integrate project sustainability requirements and goals during the design phase.
  • Lead Risk Register development with the project team.
  • Ability to work with design team to define intermediate design package scopes.
  • Manage the design cost trending review process.
  • Assist in the definition and establishment of design contingency.
  • Manage the design services budget and any peer review costs.
  • Support the project teams during the turnover phase between design, precon, and construction.

  • Understand the psychological and personality differences often evident between architects/engineers and their construction peers, bridging the gap with collegial, collaborative cooperation that gets past real differences to achieve positive outcomes.
  • Respect and understand the iterative nature of the design process and manage the successful outcome of the design process while being fully aware of the economic, performance, contracting, and other ancillary constraints of the project.
  • Adept at the creative problem-solving of design issues while being able to instantly marshal the construction forces to convert the design solution to a quantifiable conceptual cost estimate, a business- savvy procurement strategy, a reasonable performance schedule, and a constructability review.
  • Minimize design risks by finding solutions before they materialize – being proactive.
  • Contribute to planning and co-ordination of an integrated design and construction process in a way that adds value to the processes.
  • Promote teamwork and an integrated project approach to problem solving.

Qualifications

  • BS OR MS degree in Engineering or Construction Management
  • 10+ years in the lead role on projects valued at $100 M or larger
  • OR equivalent combination of education and experience
  • DBIA Certification (possess or actively pursuing)

  • Knowledge of Procore, Microsoft Office (preferred)
