Inwood Property Management is seeking a creative and detail orientated innovator to join our team to assist with the leasing and marketing responsibilities of our student housing project on the campus of Purdue University Fort Wayne. The Leasing & Marketing Manager will assist in the monitoring of property goals and reporting metrics throughout the leasing cycle, completing market research, training site staff in leasing and marketing strategies that align with Inwood, and coordination of marketing vendors.

Responsibilities

Sales & Leasing

  • Spearhead the leasing of beds to full occupancy annually.
  • Strive for 100% occupancy by ensuring resident satisfaction is met both with retention of current residents and future by leasing current and pre-leasing future availability.
  • Warmly greet and cultivate a lasting and trusting relationship with future and current residents and guarantors.
  • Ensure timely follow-up is being conducted to close the sale and meet leasing goals or assist current guests with any need that may arise.
  • Demonstrate professional authenticity to represent and showcase the community through onsite and offsite leasing and marketing efforts including, but not limited to tours, phone calls, events, housing fairs, etc.
  • Maintain accurate records in accordance with Inwood’s policy and ensure property management software is updated in real-time with all aspects of the qualification process and leasing application.
  • Maintain clear and timely communication with current and future residents regarding their lease.
  • Maintain clubhouse operating hours and phone calls to quickly assist future and current residents.
  • Ensure proper sparkle and sanitation of tour route and model unit.
  • Ensure understanding of all Inwood policies, procedures, and expectations.
  • Be a leader and champion of exemplary customer service and teamwork.
  • Track leasing velocity and progress against leasing goals and make adjustments to strategy as necessary.
  • Collaborate with the leasing team weekly to lead the implementation of outreach initiatives and resident programs to assist in leasing of properties as necessary.
  • Hire and train leasing personnel as needed to successfully achieve leasing goals.
  • Perform market research, track rents and completing market surveys in the assigned market.

Marketing

  • Proactively market the community by creating and championing marketing plans that drive leasing traffic and met/exceed sales goals.
  • Identifying and recruit brand ambassadors for the project.
  • Ensure brand standards are upheld by the leasing team.
  • Work with third party vendors to create signage, brochures, stationary, graphics, etc.

 

 

Qualifications

Qualifications:

  • Candidate needs to be coachable, enthusiastic, creative, flexible, display strong technical aptitude, detail oriented with strong analytical and problem-solving skills
  • Experience in leasing residential units in the student industry with a passion for leading, managing and training of onsite teams.
  • New development experience
  • A level of comfort with the software Entrata. Yardi and/or RealPage is a plus.
  • Proficiency in Microsoft Word, Excel, PowerPoint and Adobe Acrobat and/or Canva Pro.
  • Able to prioritize multiple projects, take direction and stay on top of deadlines.
  • Tech savvy. Ability to keep a pulse on social media trends, google analytics and experience with brand ambassador programs are a bonus, but not required.

EXPERIENCE/EDUCATION:

  • 1-2 years working in the student housing market
  • BS Degree Preferred
