Overview

Eastaway Property Management is seeking a Property Manager for an 150-unit affordable multifamily LIHTC property located in Washington, DC. The Property Manager will be responsible, under the direction of the Regional Manager, for the overall management of site operations and supervision of maintenance of the property.

 

*Applicants must have Low-Income Housing Tax Credit experience.

Responsibilities

  • Oversee the day-to-day operations of a multifamily property composed of 186 units.
  • Collect rent and maintain computer records; follow up delinquent accounts and pursue collections in accordance with established procedures.
  • Monitor expenses to ensure spending is within budget guidelines.
  • Maintain tenant files and related documentation regarding compliance at move-in and annual recertifications as mandated by the LIHTC program.
  • Establish and manage vendor relationships and contracts.
  • Process property invoices for vendors, supplies, or additional items.
  • Prepare monthly reports on property performance and occupancy rates.
  • Market available apartments utilizing professional marketing procedures.
  • Hire, train, supervise site staff, and oversee overall property maintenance.
  • Manage tenant relations and ensure high levels of customer service.
  • Coordinate and enforce lease agreements and property rules.
  • Conduct regular property inspections to ensure maintenance and safety standards are met.
  • Address tenant concerns, resolve conflicts, and handle complaints in a timely manner.
  • Collaborate with maintenance staff to schedule repairs and maintenance tasks.
  • Complete income verification to ensure eligibility with government regulations;
  • Oversee the financial operations of the property.
  • Implement Department of Housing and Urban Development ("HUD") rules and regulations.
  • Implement laws and standards that apply to property management, such as Fair Housing Laws, Landlord-Tenant Laws, and local and state building codes.

Qualifications

  • Three years of management experience – minimum three years of LIHTC affordable housing experience
  • Strong knowledge and experience of project-based section 8, LIHTC, and other affordable housing programs;
  • High school education or equivalent;
  • Must have excellent computer skills, including Microsoft Office (Word, Excel, Outlook);
  • Ability to work independently, organize tasks, manage time, and prioritize projects;
  • Experience with RealPage OneSite or similar property management software;
  • Excellent communication skills (verbal and written);
  • Knowledge of city, state, and federal programs and regulations;
  • LIHTC Certification, preferred
  • DC Property Manager License, preferred

Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.    


For Washinton, DC this ranges from $80,000.00 - $110,000.00 plus benefits and retirement program.
